HOA and Gated Community Entry Systems in Carlsbad, CA

Carlsbad Metal Gates Group is San Diego County's gated community entry specialist, working with HOA boards, community managers and property owners on resident lane gates, visitor call box lanes, and guard-house entry upgrades. We handle entries from a single 2-lane gatehouse to communities with 3 entrances and a separate pedestrian gate at each one.

Community Entry Gates for Association Boards

Our crews work inside occupied communities, phasing each lane around residents, school runs and move-in days so one lane always opens and nobody waits at the curb. Backed by 14 years in business, we have completed more than 1,326 gate projects, from one sagging entry leaf to a full entry rebuild, and community manager references are available on request.

From the board presentation and lane-by-lane scope to the resident notice and final safety walk, our team handles the parts of a community entry job that decide whether it finishes on schedule. Serving Carlsbad and neighboring Fairbanks Ranch, Rancho Santa Fe and Harmony Grove, we hold the board's timeline, work early mornings and weekends where traffic allows, and turn each lane over tested before the next one closes.

Request a bid with your entry layout, lane count and board meeting date, and we will walk the entry with your manager.

Resident Lanes, Visitor Lanes and the Call Box

Resident and visitor flow decide an entry's layout before the gate style does, because a visitor stopped at the call box on a Poway or Lake San Marcos entry must never block a resident's lane. Rebecca's board in Fairbanks Ranch runs an entry and exit lane, two dual swing gates, with the call box set back far enough that a waiting car sits clear of the resident reader. Most association entries we rebuild in La Costa, Aviara and Harmony Grove pair a resident RFID or app lane with a visitor lane that calls a guard, a manager or the homeowner's phone.

Planning Around the Board and the Reserve Study

A board like Rebecca's approves an entry project in stages, so our written scope is laid out the way a board votes: what fails now, what it costs, and what can wait for next year's reserve line. Rebecca's community was replacing 1980s entry gates whose hinges had sagged and whose operators failed safety checks, which put the safety items first on the page. In Fairbanks Ranch, where both gated communities sit off San Dieguito Road, the board also wanted the bronze finish carried from gate to gate so the entry still reads as one design.

HOA Entry Gate Cost Per Lane

Community entry gates are typically budgeted per lane, and a Custom dual swing driveway gate with operator runs an estimated $4,000 to $8,000 per complete system before the call box or readers. A Heavy-duty trackless cantilever gate, typically an estimated $6,000 to $10,000 per complete system, fits a Rancho Santa Fe or Elfin Forest entry on a slope where a swing leaf would hit the grade. Video intercom, keypad or app entry for the visitor lane typically adds an estimated $2,400 to $4,500 per lane.

A community board replacing 1980s entry gates whose hinges had sagged and whose operators failed safety checks

Investment and duration figures are estimates. Your written quote sets the final price and schedule.

Rebecca's community board in Fairbanks Ranch replaced its north gated community entry, where 1980s gates had sagged on their hinges and the operators failed safety checks. For Rebecca's board we recommended two new dual swing gates on ball-bearing hinges with continuous-duty operators, safety edges and a Knox key switch, phased one lane at a time so residents always had a way in. The entry and exit lanes, two dual swing gates in hot-dip galvanized steel, bronze powder coat, came in at an estimated $11,500 to $15,200 over an estimated 4 to 6 days. Both lanes of the north gated community entry are back in daily service with monitored entrapment protection and no full closure of the entry.

Keeping Entries Open

One lane stays open for the whole job, which is the promise boards from Del Mar to Bonsall ask about first. We close the exit lane, rebuild it, test it, then swap traffic and rebuild the entry lane, as on the Fairbanks Ranch job. Residents in Encinitas, Solana Beach or Elfin Forest communities get a dated notice ahead of time, and a crew member directs cars at the open lane on the cutover day.

Association Bid Process

An association bid is put together in five steps, each written so the manager can hand it straight to the board.

  1. Entry walk with the community manager: lanes, traffic peaks, call box, power.
  2. Condition notes on every gate, hinge, operator and safety device.
  3. Written scope by lane, with elevations, a phasing plan and samples such as hot-dip galvanized steel, bronze powder coat.
  4. Board review, then fabrication and finish in our shop.
  5. Lane-by-lane install, typically an estimated 2 to 3 days per dual swing lane, then a written safety test record.

Why Choose Us

Boards choose us because our scope reads like a board packet and our crew keeps a lane open from the first day to the last. Every community gate carries our 2-year workmanship warranty on welds, hinge alignment, gate sag and gate travel, and operators add the maker's parts warranty, typically 1 to 5 years on motors and electronics.

Community Service Areas

Our gated community work covers a 40-mile radius, from the La Costa and Aviara associations in Carlsbad to Fairbanks Ranch, where the whole population lives in two gated communities. Rancho Santa Fe estates under The Covenant, master-planned Harmony Grove villages from the 2010s, and the planned developments around Lake San Marcos round out the list. Encinitas, Solana Beach, Del Mar, Poway, Elfin Forest and Bonsall associations are bid from the same shop.

Related Commercial Gate Services

Boards rarely need only one thing: start with the full commercial gate and access system menu, keep new lanes running with a gate service agreement for associations, compare notes with multifamily gate access for apartment owners, or close the community edge with perimeter fencing for commercial properties.

HOA Entry Questions

Can residents still get in while the gates are replaced?

Yes, one lane stays open at all times, as it did at Rebecca's north gated community entry, and we only close a second lane after the first is rebuilt and tested.

How long does a two-lane entry take?

A two-lane entry typically takes an estimated 4 to 6 days on site, as Rebecca's Fairbanks Ranch entry did, once the gates are fabricated.

Do you present to the board?

Yes, after 14 years of association work we bring elevations, finish samples and the lane-by-lane price to a board meeting when the manager asks.

What does a community entry cost per lane?

Each lane is typically an estimated $4,000 to $8,000 for a dual swing system, and your written quote sets the final number.

Will the new gates meet UL 325?

Yes, each lane meets UL 325 and ASTM F2200: monitored photo eyes (Type B1) plus safety edges (Type B2) on every automated gate, with a test record for the board.

Can you match the finish to our community's look?

Yes, gates are galvanized first and then powder coated in the color the board approves, such as the bronze used in Fairbanks Ranch.

Do you keep the gates serviced afterward?

Yes, most associations move onto a monthly preventive visit, like the monthly service on 4 automated gates Linda's association in Lake San Marcos receives.
