Our team provides architecture-matched shop fabrication, delivering a finished arrival for homes and reliable, compliant entries for both residential and commercial projects. Fourteen years in business and our 2-year workmanship warranty stand behind the 1,326 projects we've completed, from a single operator upgrade to a matched estate fence line with a new automated gate.

From testing a 1980s operator's reversing force to racking fence panels to the grade along a street frontage, our team handles every detail. Serving Fairbanks Ranch and neighboring Rancho Santa Fe, Del Mar and Solana Beach, we build the gate at your own drive to suit the house, not the perimeter.

Rebecca's community board needed its North gated community entry rebuilt: a community board replacing 1980s entry gates whose hinges had sagged and whose operators failed safety checks. We installed entry and exit lanes, two dual swing gates in hot-dip galvanized steel, bronze powder coat, on ball-bearing hinges with continuous-duty operators, safety edges and a Knox key switch, phased one lane at a time so residents always had a way in. Rebecca's board project was an estimated $11,500 to $15,200 over an estimated 4 to 6 days, and both lanes are back in daily service with monitored entrapment protection.

Steven's South gated community estate had an estate front with a mix of old fence styles along the street. We replaced it with 180 linear feet of front and side fencing in galvanized ornamental steel, black powder coat, panels racked to the grade with spear tops and a puppy picket bottom for the dogs. The fence was an estimated $10,800 to $14,600 and took an estimated 3 to 4 days, and the line now follows the slope with no stepped gaps.

A Gate Inside a Gated Community

A private gate in Fairbanks Ranch is about the house, because the community already controls who reaches your street. Unlike the open acreage of Elfin Forest or Bonsall, every resident here lives inside one of two gated communities, North and South, split by San Dieguito Road, which was once private, and a community services district has served the area since 1987. A homeowner's gate here is the arrival to the estate, a way to keep dogs and children in, and a frame for the architecture. That puts proportion, finish and a quiet drive ahead of height, and our operators are 24V DC brushless continuous-duty motors: linear or articulated arm on swing gates, rack-and-pinion on slide gates.

Fairbanks Ranch is also one of the highest-value places we serve, with the ACS median owner-occupied home value at its $2,000,001 top-code (ACS 2024 5-year).

Updating Older Estate Gates to Current Safety

Most Fairbanks Ranch gates date from the 1980s building wave, which makes the operator, not the steel, the usual problem, just as it is on the older association gates we service in Lake San Marcos. The 1980s are the community's dominant build decade at 39% of homes, and an operator from that era was built before today's entrapment rules. Under the UL 325 revision that took effect in January 2016, as summarized by the door and access trade group DASMA, a gate operator needs at least two independent means of entrapment protection, external sensors must be monitored every cycle, and an audible alarm no longer counts as protection. Every operator upgrade we install on older swing leaves along San Dieguito Road brings the gate to UL 325 and ASTM F2200: monitored photo eyes (Type B1) plus safety edges (Type B2) on every automated gate. A sagging leaf is re-hung on ball-bearing barrel or greaseable weld-on hinges rated for 500 to 1,500 lbs per pair before any new operator goes on, because a dragging gate burns out a motor early.

Matching the 1980s Estate Architecture

Fairbanks Ranch estates are largely Mediterranean, stucco and tile, so the gate should pick up the arch, the bronze or black of the window trim and the rhythm of the existing fence. We often recommend a custom dual swing driveway gate with operator, flat-topped or gently arched, with spear tops that carries the same picket spacing as the fence on each side. Where a frontage mixes styles from different decades, as Steven's did, a single matched fence line does more for the house than a new gate alone.

Working With the Association

Exterior changes inside the gated communities are coordinated with the association before work starts, and we plan around the community's own entry procedures for crews and deliveries. We prepare drawings and finish samples for any architectural review your association runs, confirm its current requirements for your lot, and schedule fabrication only once the approval is in hand. Because Fairbanks Ranch is unincorporated, any building permit is handled through San Diego County, which we also confirm per address.

Fairbanks Ranch Gate Cost

A private driveway gate in Fairbanks Ranch is typically an estimated $4,000 to $8,000 for a custom dual swing gate with its operator, and the gate width, the finish and the operator package move the price most. Safety upgrades cost far less, with an opener retrofit on an existing gate typically an estimated $1,800 to $3,800.

Steven's 180 ft frontage at an estimated $10,800 to $14,600 shows how a long estate fence line adds up at the per-foot rate. By California law, a home improvement deposit can be no more than $1,000 or 10% of the contract, whichever is less.

Prices for Fairbanks Ranch are estimates and are subject to change. The written quote after we test your gate and measure the frontage sets the final price and the schedule, depending on the gate, the operator and any association review.

Fairbanks Ranch Gate Questions

Why add a private gate if the community is already gated?

Your own gate frames the house and keeps pets and children in, while the community gate handles who reaches your street.

Is my 1980s gate operator still safe?

Probably not to current rules, because UL 325 now calls for two independent, monitored entrapment protections on an automated gate.

What does a new driveway gate cost in Fairbanks Ranch?

A dual swing gate with its operator typically runs an estimated $4,000 to $8,000, and your written quote sets the final price.

Can you keep my gate and just upgrade the operator?

Yes, if the frame is sound, an opener retrofit on an existing gate typically takes an estimated 4 to 8 hours on site.

Do you work with the association?

Yes, we prepare drawings for its review and plan crew access through the community entry, as we did when phasing Rebecca's board project one lane at a time.

Can new fencing follow the slope of my frontage?

Yes, racked panels follow the grade, as on Steven's 180 ft South community frontage.
